The CP Investor Property Program (IPP) can simplify the management of insurance coverage for property investors under one flexible policy, with one payment. 
 

Customized insurance coverage for property investors, the IPP is designed uniquely to protect residential investment property portfolios. It provides competitively priced, comprehensive property and liability insurance coverage for a wide range of investor portfolios. We provide insurance for investors with 5 or more residential rental properties, including property management companies and landlords, investment groups, and real estate investment trusts. 
 

Partnered with multiple “A” rated U.S. insurance providers, we customize our program based on the type, size, and location of properties in each portfolio. Our Investor Property Program includes coverage for single-family dwellings, duplexes, triplexes, quadplexes, fix & flips, manufactured homes, condo “units”, and townhomes. The flexibility of our program allows for properties that are older dwellings, occupied or unoccupied, and used as either long-term or short-term rentals.

Investor Property Program Coverage 

All Perils Coverage*

All Perils Insurance Coverage is a type of property insurance that covers damage to your investment property from a variety of risks except those specifically excluded in the policy. It offers broader protection than named perils policies, which only covers risks explicitly listed in the policy. 

  • Policy limits and exclusions can be tailored specifically to your needs for each property.

  • Multiple deductible options allow you to choose the coverage that best suits your needs as an investor.

  • RCV or ACV Options: Policies may offer either replacement cost coverage (which pays to replace the damaged property at current prices) or actual cash value (which factors in depreciation).

  • Flexible Payment Schedule: Because of the tendency for investor portfolios to change throughout the year, we offer monthly and annual premium payment options.

Loss of Rents Insurance

Loss of rents insurance provides property investors with coverage for lost rental income when a property becomes uninhabitable due to covered events, such as fire or severe damage. This insurance helps mitigate financial losses by compensating the owner for the expected rental income during the repair period, ensuring cash flow stability.

Water & Sewer Backup Coverage

Water and sewer backup coverage protects property investors against damages resulting from water backing up through sewers or drains, or from sump pump failures. This coverage addresses repairs to the property and replacement of damaged belongings, which are typically excluded from standard property insurance policies.

15-Year Roof Replacement

A 15-year roof replacement protection is a type of policy provision that allows for the full replacement cost of a roof that is less than 15 years old.  This coverage allows for longer insurance protection for the roof system, and in many cases, 5 years more than what other carriers offer in the marketplace.

Liability Coverage

Liability insurance protects investors from third-party bodily injury or property damage claims occurring at their rental properties. This coverage typically includes costs associated with legal defense, settlements, medical expenses, and helping to safeguard the investor's financial assets. It is essential for property owners to mitigate risks related to accidents or incidents involving tenants, visitors, or unrelated third parties.

Theft, Vandalism, & Malicious Mischief

Theft, vandalism, and malicious mischief insurance provides coverage for property investors against losses due to theft of personal property, intentional damage by intruders, and willful destruction of property. This type of insurance helps to protect the value of investment properties by compensating for repairs and replacements resulting from these acts. It’s essential for safeguarding against the financial impact of criminal activities that could affect rental income and property value.

Animal Liability Coverage (Available via Buy-Back)

Animal liability coverage protects investors against claims arising from injuries or damages caused by animals owned by tenants or visitors at their rental properties. This enhancement helps cover legal expenses, compensation costs, and provides an extra layer of financial protection for property owners in case of animal-related incidents.  Some insurance carriers drastically reduce the limit and level of insurance provided for this type of loss, while other carriers completely exclude coverage on their policy.
